TOURISM IS AN ENVIRONMENTAL ASPECT THAT ALSO AFFECTS THE PRICES OF RESIDENTIAL REAL ESTATE

Abstract

Tourism is a short-term hobby that is characterized mainly by traveling to nearby, but also more distant locations. It is associated with recreation, rest, but also with active activity. The increased concentration of tourists in these locations brings with it both positive and negative effects. A positive influence is mainly the economic impact that a location sought after by tourists brings stabilization and the possibility of job growth, reduction of unemployment, development of local business and economic growth of the given location. The negative influence of tourism is very often associated especially with tourism pollution, i.e. with the impact on the environment. A negative environmental consequence of tourism is the production of garbage, air pollution, noise in the surroundings and possible pollution of local water sources. In the real estate market, the influence of tourism is monitored, especially on the market value of recreational properties or on the value of accommodation facilities. Here it is obvious that the value of these immovables will be higher. This effect is less observed for other types of real estate, where the effect can be the opposite, especially residential real estate. The study evaluates this environmental aspect. The influence of the described facts on the market value of real estate with a residential function has not been fully mapped. The study deals with the clarification and evaluation of this environmental aspect, which can significantly influence the prices of real estate with a residential function.
