CONTEMPORARY TURKISH RESIDENTIAL ARCHITECTURE TORN BETWEEN SOCIAL HOUSING AND FULL-FEATURED HOUSES
Abstract
Housing has become to be discussed in finance, economy and banking sector rather than architecture and construction industry in today's professional world. The reason of the displacement of house being one of the major research areas in the field of architecture is the transformation of the meaning of notion in time. House, a sheltering, cultural belonging and architectural design object as its basic definition, has gained value in time as a prestige, consumption and investment object commodified with its land in societies dominated by capitalist order. The housing sector in Turkey has experienced this transformation from first hand since 1980s. Formation process of today's housing settlements and the types of houses have gained new dimensions by the actors directly involved in the housing production and new forms of governance. In this framework, the aim of the study is to understand the changes in the residential architecture by identifying new actors involved in production process, new kinds of housing supply and the effect of housing settlements to urbanization in Turkey after 2000. In accordance with this purpose, the structural and semantic transformations of house are assessed through 3 criteria - new actors of housing production, relation of housing settlements with city and various kinds of housing supply. The results show that Turkish residential architecture has been governed by an institutionalized monopoly and dominated by houses under the name of either social housing or luxurious, full-featured houses. The contribution of this study to existing literature is to define the housing production process after 2000 by looking from different perspectives, thus to perceive the new values of housing sector. Trying to understand the existing conditions by identify the current situation is evaluated as the first step of producing solutions for the problems.
