EFFORT EVALUATION OF BIM PROCESS FOR EXISTING BUILDINGS

Abstract

Nowadays Building Information Modelling is one of the most investigated research fields in the Architecture, Engineering and Construction Industry. In particular, the costs analysis of a building life cycle is one of the most interested topics to optimize data management related to the refurbishment of existing buildings on different fields such as space management and Mechanical, Electrical, and Plumbing engineering systems maintenance. This study aims at investigate the economic value of BIM, taking into account its strength based on the creation of a 3D parametric model shared among the various actors involved in the maintenance process. For this work an Italian football stadium has been selected as a case study; so, a BIM model was developed with a proper Level of Development/Detail (LOD). The attention is focused on the analysis of MacLeamy curve, investigating its behavior at the operational step. While it usually compares the traditional building process with the Integrated Project Delivery (IPD) once referring to new buildings, in this case the attention is on the design effort/cost/effect that is necessary to spend for the maintenance of spaces and the various equipments that are part of an existing building. Using a BIM model the IPD process is evaluated, associating a parametric effort/cost/effect that is then represented in a new curve and compared with the traditional one. In this terms, results will highlight the added value of the BIM methodology optimizing the building process avoiding waste of time and costs.
