PHILOSOPHY OF THE HABITAT - SEARCHING SOLUTION FOR HOUSING ESTATES IN CRACOW

Abstract

The philosophy of a housing estate adapted to the needs of the recipient is not new to the modern planners. Architects and developers alike have noted the need to humanize urban spaces – although they do not adequately benefit from habitat knowledge and experiences, the topicality of which has grown over the years. The modern housing structure requires a rethinking of the way public spaces are created and the responses to the everchanging needs of the inhabitants. The article includes the answers to the qualitative crisis of the Cracow estates. The development of spatial structures in large cities (also in Cracow) is conditioned by the increased mobility and accompanying changes in transport systems, changes in structures, and social changes, and the resulting fragmentation of space. Cracow is a city of considerable development dynamics. It also has enormous potential in the form of a surrounding functional area that is the backbone of the city. In order to prevent suburbanization resulting from finding better living and housing conditions, a strong emphasis should be placed on sustainable housing policy. The contemporary quality of housing estates in the area of common spaces leaves much to be desired. At the same time, the saturation of the housing market in Cracow forces developers to seek alternative solutions that will distinguish their offer on the real estate market. This has become the economic basis for the return of the habitat concept. This article summarizes the research on the quality of urban spaces in multi-family housing estates in Cracow.
