THE COMBINED APPROACH TO A SOLVENCY ASSESSMENT OF THE CLIENT OF REAL ESTATE SAVINGS BANK (INNOVATION IN THE CREDITING FIELD)
Abstract
The core of this article is construction of a new approach to the assessment of Customer's creditworthiness building-and-loan association. At the stage of savings Customer is estimated at scoring scheme by qualitative and quantitative indicators. Quantitative method involves identify two risk factor: not past contributions, increasing the price. Approaches to an assessment of solvency of the loan debtor are already studied rather well. But now the credit market is entered by the new crediting caused by need to attract loan debtors to the savings bank for investment s to the buildings. It is the organization which includes interaction of the following institutes: the savings bank - institute which is part of bank or can be the separate organization which allows to invest money under percent. This money accumulates for the subsequent investment them in real estate. Then bank gives out the credit for the remained sum. As we can see, there two stages are available: is a stage of accumulation and a stage of attraction of the credit. And consequently at a solvency assessment, it is necessary to consider surely this non-standard scheme of investment of means in real estate objects.
