TRANSFORMATIONS OF THE ARCHITECTURAL FORM OF SINGLE-FAMILY HOUSING ESTATE. CASE STUDY: "Z.O.R KOLO" (WARSAW)

Abstract

The objective of the article is the investigation of architectonic structure transformations occurring in single-family housing districts, resulting from individual actions of owners of particular properties. The transformations particularly concern several tens of years old (and older) houses with a low cubic capacity. For the purpose of adjustment to modern standards and needs, they are subject to often very extensive transformations. The selected study area was the Z.O.R. na Kole district (located in Warsaw, in the Wola borough), established in the mid 20th century. It was composed of single-storey buildings with usable attic space, in a detached and semi-detached arrangement. The majority of them is preserved until the modern times, although throughout the five decades from their construction they were subject to (sometimes considerable) transformations – expansion, alteration, and superstructure. As a result, the original character of the architecture was partially obscured. From 2009, the area is covered by the binding local spatial development plan, although its planning regulations, particularly those concerning the form and size of objects do not ensure complete preservation of the local character of the buildings. Therefore, it is important to determine the appropriate degree of detail of planning provisions that will permit development of the area with preservation of its architectonic values.
