ZERO-ENERGY OR ZERO-ARCHITECTURE BUILDING? DESIGNING ASPECTS IN CONTEXT OF BUILDING'S COMMERCIAL SUCCESS
Abstract
The article explores possibility of providing a high quality architectural space and profitability of investment in the context of increasing requirements for energy efficiency of buildings. For this purpose legal requirements relating energy efficiency of buildings are analyzed (EU directives, the local law, ecological certification LEED, BREEAM) and their influence on architecture through evaluation of existing energy-efficient facilities built on a different scale. Continuously increasing requirements concerning energy-efficiency of buildings has created a kind of race between expected parameters and corresponding technical solutions. As a result, the quality of decisions and architectural solutions are usually sacrificed for the sake of economic viability. While the implementation of these requirements in buildings with large investment budget and in developed countries is no difficulty then in case of projects with highly limited budget the search for such solutions rises to the rank of a problem. The article describes scenarios of possible approaches to forming buildings, indicating the risks and benefits - both for the public space, for an investor and for a final customer. Authors by describing examples of both good and unsuccessful investments indicate that the quality of architecture (comfort, functionality, aesthetics) is the most durable of the factors determining commercial success of the building, while other aspects - including energy efficiency - are relative and devalued by time.
