A MULTI-CRITERIA COMPARATIVE ANALYSIS IN EVALUATING CONSUMER APPEAL OF APARTMENTS IN THE REAL ESTATE MARKET
Abstract
Currently, there is a huge selection of apartments in the real estate market. Buyers of apartments have to take into account a large number of factors influencing the quality of apartments on offer. It is often very problematic for both buyers and real estate agencies. The paper suggests a new instrumental approach based on one of the methods of multi-criteria comparative analysis to evaluate the consumer appeal of apartments. The proposed instrumental approach proves to be very effective as it compresses a large amount of information into a single parameter - a synthetic indicator for J options of the apartment quality - and ranks the apartments according to this criterion. The proposed approach aims to help buyers and sellers of real estate in making decisions when choosing a suitable apartment, taking into account the buyerВ’s preferences. The approach also makes it possible to handle real estate transactions in impartial and objective manner, and save time for the buyer.
