TRANSFORMATIONS OF THE SPATIAL STRUCTURE OF SINGLE-FAMILY HOUSING ESTATE. CASE STUDY: BGK KOLO (WARSAW)

Abstract

The aim of the article is to analyze the transformations of the spatial structure occurring on single-family housing estates, in the context of existing planning regulations. These transformations, in order to adapt buildings (originally of small cubature) to contemporary standards and needs, consists primarily of their horizontal and vertical development. The BGK estate on Kolo (in Warsaw), created in the pre-war period, was selected as the research area. It consisted of one-storey buildings (with a usable attic) in a detached arrangement and higher ones – in a semi-detached and a terraced arrangement. The majority of them have survived to the present times, but have been transformed to varying degrees. As a result, the original forms were partially blurred. In 2010 a local spatial development plan has been created for the estate area, but its planning regulations, regarding the form and dimensions of the buildings, are not enough to preserve the original character of the buildings. Therefore, it is important to determine the appropriate level of detail of planning arrangements that will enable the development of the area, but with maintaining its spatial values.
