Abstract

Newly-built residential districts are equipped with modern comforts and facilities for inhabitants-to-be in these days. These quarters combined comfortable flats in buildings of interesting and modern architectural design, built from energy-saving building materials. Blocks of flats are situated amid beautiful, green spots and they possess their own play grounds. The problem of already existing residential areas lies somewhere else. They are often multi-flat building built in the second half of the 20th century. Their architecture and the quality of construction are not the best, to put it mildly. Also the space in their neighbourhood is insufficiently and sloppy managed. This problem pertains mainly to small town , such as Lidzbark Warmi?ski (Poland). The inhabitants of some residential areas have no access to commercial and service facilities. There are too little car-parks and green spaces, where one can relax after work. In order to learn about the needs of the local community, some research was done in chosen residential areas of Lidzbark Warmi?ski. A survey and stock-taking were conducted. Historical, building engineering and legislative sources were gone through. On the basis of analyses of the data and information received, proposals of land-use plans were made, in which a research-and-project team faced the current inhabitantsВ’ problems. The assignment concerned a vast planning study. In the article the chosen results of the research and proposals for solving some problems pertaining to management of the residential area space were shown. Their fulfilment may influence not only on the look of a residential area and its usability, but also on the neighboursВ’ relations and on decrease of disadvantageous social phenomena.
